occupied staging consulation
Our occupied staging consultation is designed to help your listings stand out by maximizing the appeal of your client’s home using their existing furniture and décor. We’ll strategically rearrange pieces, wall decor and accessories for optimal flow, ensuring buyers can easily envision themselves living in the space. As time permits, we’ll move lightweight furniture and provide homeowners with guidance on repositioning heavier items. Additionally, we’ll recommend key purchases and/or cosmetic updates to enhance the home’s presentation—clients can handle these themselves or opt for our Shop and Style service (see below), where we source and style the finishing touches for them.

Our flexible Shop & Style service, designed to enhance your listings and maximize buyer appeal. Our team will assess the property and curate a detailed shopping list to highlight its best features. With an accessory allowance from you, we handle the shopping, installation, and styling of all newly purchased items—ensuring the home is perfectly presented for showings and photography. Once the home sells, you can either retain the accessories for future projects or take advantage of our “buyout” option, where we may purchase select items back (*items must be in “like new” condition, and Porchlight reserves the right to decline based on inventory needs and item condition).
This low-risk, flexible approach ensures your listings look their best while keeping your investment adaptable.

Ensure your listings stand out with our professional vacant home staging, designed to create a warm, inviting atmosphere that helps buyers connect emotionally with the space. Our standard staging package includes four key areas: the living room and foyer, kitchen and dining room, primary bedroom and bath, and one guest bathroom—providing a well-balanced presentation that highlights the home’s best features.

The first month’s fee includes an on-site visit, space planning, furniture and décor selection, delivery, setup, and breakdown, plus 30 days of rental.

Each additional month is 50% of the first month’s fee.

Our Market Ready Renovation services are perfect for owners who need to renovate before selling but don't have the time and resources to get it all done!
Not only do we take care of that laundry list of things to do, we give your entire property a cosmetic facelift and then stage it for success, the quintessential cherry on top! Taking into consideration your budget and updating only those key elements that make financial sense. We add character and selections that we know sell homes and make buyers fall in love!
